General DescriptionThe purpose of this job within the organization is to enforce the zoning ordinance codes by conducting routine inspections for commercial and residential properties.
This job works for the Zoning Administrator, with limited supervision, and reports major activities through periodic meetings.
EXAMPLE OF DUTIES Duties and ResponsibilitiesThe functions listed below are those that represent the majority of the time spent working in this job.
Management may assign additional functions related to the type of work of the job as necessary.
Essential Functions: Performs zoning inspections of new and existing buildings - residential and commercial - to include re-inspections and follow-ups.
Utilizes the International Code Council standards, zoning ordinance codes, and other code standards, but not limited to state laws, local ordinances, guidelines, regulations, and manufacture standards when performing inspections.
Investigates complaints of unsafe buildings and work being done without the proper permits to include follow-ups and re-inspections.
Keeps records of work performed for zoning inspections, investigations, and/or complaints for filing purposes and for potential court cases.
Provides customer service to citizens, contractors, builders, and other inspectors.
Abates unsecured properties.
Additional Duties: Prepares and issues verbal warnings and violation notices to construction projects not being done in compliance with City standards and/or other applicable regulations.
Reads and understands construction plans, blueprints, drawings, and diagrams.
Performs related work as assigned.

Physical Demands: Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
Performs medium to heavy work that involves walking, standing, stooping, lifting, crawling, pushing, and raising objects on an occasional basis.
Equipment Usage: Equipment usage involves responsibility for materials, machines, tools, equipment, work aids, and products.
Handles or uses machines, equipment, or work aids involving some latitude for judgment regarding attainment of a standard or in selecting appropriate items.
Unavoidable Hazards: Unavoidable hazards refer to the job conditions that may lead to injury or health hazards even though precautions have been taken.
